INTERIOR DEMOLITION IN TUSTIN, CA

TEAR-OUTS FOR OLD TOWN, TUSTIN RANCH AND THE APARTMENT STOCK IN BETWEEN

Tustin has the least detached housing of any city we serve. Just 35 percent of its 28,257 homes are single-family detached, while 34.5 percent sit in buildings of five units or more and 52 percent of households rent. That mix changes what interior demolition means here: a large share of the work is unit turnover, tenant improvement and condominium or townhome tear-out rather than an owner-occupied remodel.

We remove what the plans call for, including cabinets, counters, flooring, plaster, tile, tub and shower assemblies, ceilings and non-structural partitions, and we protect what stays, including the shared walls, risers and ceilings you do not own. Give us the address and the year the building went up and we will tell you what we expect to find behind the finishes.

INTERIOR DEMOLITION SERVICES IN TUSTIN, CA

Tustin's housing stock peaks twice. Just under a quarter of it went up in the 1960s and another 22 percent in the 1990s, so the same scope can mean plaster, lath and asbestos-suspect materials on one street and screw-gun drywall on the next. We check the build year against the plans before we price anything.

KITCHEN & BATHROOM DEMOLITION

A 1960s Tustin kitchen or bathroom is the one to be careful with. Sprayed acoustic ceiling texture applied before 1981 is presumed to contain asbestos under 8 CCR 1529 until a Cal/OSHA Certified Asbestos Consultant surveys it, paint from before 1978 is presumed to contain lead, and mortar-set shower pans and floor tile come out slower and heavier than the thinset work in the 1990s tracts. A 1990s unit is usually past all three, which is why two kitchens of the same size in the same city can price very differently.

WHOLE-HOME & COMMERCIAL GUT DEMOLITION

Tustin runs a shorter working day than almost anywhere else in the county, and it catches crews out. Under Tustin City Code section 4616 construction is prohibited between 6:00 p.m. and 7:00 a.m. Monday through Friday, between 5:00 p.m. and 9:00 a.m. on Saturday, and at any time on a Sunday or a City-observed holiday. That is an eleven-hour weekday and an eight-hour Saturday against the thirteen-hour day most of the county allows. The city will accept an Application for Alternate Work Schedule when a phase genuinely needs more, but it has to be asked for in advance. We build the schedule around those hours instead of discovering them on day two.

SELECTIVE DEMOLITION

Old Town sits under a Cultural Resources District overlay the City Council created in 1988, bounded by the I-5 on the south, First Street on the north, the SR-55 on the west and Prospect Avenue on the east. Changes to a contributing property there require a Certificate of Appropriateness, and since the city dissolved its historic resources committee in 2007 those duties have sat with the Planning Commission. Review is aimed at what the building presents to the street, so an interior-only tear-out that leaves the exterior alone is generally not the thing that triggers it, but confirm your specific scope with Community Development before a crew is booked.

Our Proven Demolition Process

Every job gets a written scope, the build year confirmed and any asbestos or lead survey completed before we open a wall, a waste reduction and recycling plan on file where the city requires one, containment and dust control, the tear-out itself inside Tustin's permitted hours, and documented hauling with weight tickets at the end.

Serving Tustin and Central Orange County

Clear Path Demolition provides interior demolition throughout Tustin, from the pre-1940 core inside the Cultural Resources District to the Tustin Ranch tracts and the newer neighborhoods built out on the former Marine Corps Air Station site. Because a majority of Tustin households rent and more than a third of the city's homes sit in buildings of five units or more, much of the work here is turnover and tenant improvement on a deadline, where getting the unit back in service matters as much as the tear-out itself.

Occupied-building work is its own discipline. In a condominium, townhome or apartment the walls, risers and ceilings are shared, access runs through somebody else's hallway, and the hours are not yours to extend. We stage, protect and schedule accordingly, and we put the plan in writing before anyone shows up with a hammer.
