INTERIOR DEMOLITION IN LAGUNA HILLS, CA

INTERIOR & SELECTIVE DEMOLITION IN LAGUNA HILLS, CA
Laguna Hills is a 1970s and 1980s city. Roughly 76 percent of its homes were built in those two decades and 86 percent were finished before 1989, so almost every interior demolition here means opening up a floor plan drawn forty or fifty years ago. That age is the job: what sits behind the drywall, what is under the tile, and what has to be tested before anything comes down.
Clear Path Demolition works across Laguna Hills, from the condominium and townhome tracts in the Via Lomas area to the large equestrian lots of Nellie Gail Ranch. We remove exactly what the plans call for, protect the structure and finishes that stay, and leave the space clean and ready for your contractor.

OUR INTERIOR DEMOLITION SERVICES IN LAGUNA HILLS
Controlled, targeted demolition for Laguna Hills remodels, sequenced around the testing an older home needs, with careful protection of the areas that stay and full debris removal when we are done.
KITCHEN & BATHROOM DEMOLITION
Kitchens and bathrooms are the most common remodels we prepare in Laguna Hills, and the city is clear about when a permit is required: removing, replacing, or relocating a shower, tub, or sink triggers one, as does moving cabinets, a countertop, a sink, a dishwasher, or adding an island. Refacing cabinets or swapping a countertop on its own does not. On any permitted kitchen or bath job in a home built before 1994, which is nearly every home here, water-conserving fixtures have to go back in.
Kitchen and bath demolition includes:
Cabinet and countertop removal
Tile, backsplash, and shower removal
Tub, vanity, and fixture removal
Flooring and subfloor removal
Drywall and plaster tear-out

WHOLE-HOME & COMMERCIAL GUT DEMOLITION
For larger renovations we take interiors down to the studs so new framing, plumbing, electrical, and finishes can go in efficiently. About 40 percent of Laguna Hills housing is attached or multifamily, so on condominium and townhome work the shared wall, the corridor, and the entry get protected before anything is cut.
Gut demolition includes:
Full interior strip-outs to the studs
Tenant improvement demolition
Ceiling and insulation removal
Water and fire damage tear-outs
Interior debris hauling and cleanup
SELECTIVE DEMOLITION
Selective demolition removes specific elements while preserving everything around them, and it is the usual request in a 1970s or 1980s Laguna Hills floor plan: taking out the wall between the kitchen and the family room, removing a built-in, or widening a doorway. When walls come down the city asks for the existing framing layout so it can determine load-bearing status, and we plan the sequence around that.
Selective demolition includes:
Non-load-bearing wall removal
Fireplace and built-in removal
Stair railing and trim removal
Window and door opening prep

Our Proven Demolition Process
Our process starts with what the age of the house requires. In a home built before 1981, sprayed acoustic ceiling texture is presumed to contain asbestos under California regulation until a Cal/OSHA Certified Asbestos Consultant says otherwise, and South Coast AQMD has to be notified before any demolition, and before a renovation once the material being disturbed passes 100 square feet.

ButtonServing Laguna Hills
Laguna Hills incorporated on December 20, 1991, but the land was subdivided out of the old Moulton Ranch in the early 1960s and most of the city was built long before cityhood. Building and safety is run for the city under contract by Charles Abbott Associates, and the permit counter is open afternoons only, Monday to Thursday from 1:00 to 5:30 and Friday from 1:00 to 5:00. Worth noting for anyone searching: the Leisure World community is not in Laguna Hills at all, it is the separate city of Laguna Woods.
The age of the housing is what shapes the work. Lead paint was banned for residential use in 1978, and the federal rule covering its disturbance has no small-area exemption for demolition of painted surfaces, so a pre-1978 home gets the certified-renovator treatment no matter how little wall is coming out. Laguna Hills also requires 65 percent of construction and demolition debris to be recycled or reused, with a residential deposit of 30 cents per square foot and a compliance report due within 60 days of the final inspection or the deposit is forfeited.
