INTERIOR DEMOLITION IN LAGUNA BEACH, CA

KITCHEN, BATH AND WHOLE-HOME TEAR-OUT FOR ORANGE COUNTY'S OLDEST HOMES

Laguna Beach has the oldest housing stock in Orange County, and it is not close. One in five homes in the city, 20.2 percent, was built in 1939 or earlier, and only 4.9 percent went up during the 1990s. When a wall opens here, what comes out is lath and plaster, mortar-bed tile, cast iron waste lines and galvanized supply pipe, not 1990s drywall and engineered flooring.

Clear Path Demolition handles interior tear-out across Laguna Beach, from the cottages in the Village and Woods Cove to the 1960s hillside houses above Park Avenue and the condominiums along South Coast Highway. We work inside the two constraints that make this city unlike any other Orange County job: a construction-hours rule with no weekend window at all, and a city that sits entirely within the California Coastal Zone.

OUR LAGUNA BEACH INTERIOR DEMOLITION SERVICES

Controlled, targeted tear-out for Laguna Beach remodels, scoped around what is actually behind the surface and around a work week that ends Friday at six.

KITCHEN & BATHROOM DEMOLITION

A pre-1960 Laguna kitchen or bath is rarely a one-layer demolition. Expect three-coat plaster on wood lath, a mortar bed roughly one to one and three-quarter inches thick under the shower pan and floor tile, cast iron drain lines, and a subfloor that four owners have patched. We take it down in order, protect the finished floors and stair runs on the way out, and leave framing and substrate your contractor can actually inspect before new work starts.

WHOLE-HOME & COMMERCIAL GUT DEMOLITION

Whole-home gut work in Laguna Beach runs into the city's major remodel threshold sooner than owners expect: once a project reconstructs 50 percent or more of the exterior walls, the city stops treating it as a repair and the review path changes. We keep interior tear-out scoped on the inside of that line when that is the goal, and when the plan genuinely is a full gut we sequence it so your structural engineer and the inspector see a clean, fully stripped shell.

Full interior strip-outs to the studs

Restaurant

Tenant improvement demolition

SELECTIVE DEMOLITION

Most Laguna Beach work is selective, because most Laguna Beach houses are worth keeping. A 1920s cottage with original fir floors, a 1950s post-and-beam with an exposed ceiling, a Woods Cove bungalow on the city's historic register: these come apart carefully or not at all. If your property is on the Laguna Beach historic register, alterations go to the Heritage Committee before approval, and demolition of a listed resource carries a 90-day waiting period under Municipal Code section 25.45.014. We work to the drawing, and we stop where the drawing stops.

Selective demolition includes:

Wall

Non-load-bearing wall removal

Flooring

Fireplace and built-in removal

Puzzle

Stair railing and trim removal

Our Proven Demolition Process

A Laguna Beach interior demolition is a scheduling problem as much as a labor problem. With no legal weekend work window, a crew that loses a day cannot make it up on Saturday, so we plan the week, the dumpster placement and the haul-off route before day one rather than during it.

Serving Laguna Beach and South Orange County

Clear Path Demolition provides interior and selective demolition throughout Laguna Beach, from North Laguna and the Village down through Woods Cove, Victoria Beach and South Laguna, and up into Top of the World, Bluebird Canyon, Arch Beach Heights and Laguna Canyon. Our Mission Viejo yard is about twenty minutes from most Laguna addresses, which matters on streets where a truck cannot simply sit all afternoon.

Laguna Beach runs the tightest construction-hours rule we work under. Municipal Code section 7.25.080 allows loud construction equipment on weekdays between 7:30 a.m. and 6:00 p.m. only, and prohibits it outright on any weekend day or federal holiday. Debris falls under Chapter 7.19, which makes every demolition project a covered project, requires an approved waste management plan before the permit is issued, and sets a diversion floor of 50 percent by tonnage. The city's deposit schedule is flat: $1,000 for a demolition or new construction project, $750 for an addition, $500 for a remodel or renovation and $250 for a re-roof with tear-off, filed and closed out through Green Halo within 60 days of your project being finaled. We pull the weight tickets and file the final report so that deposit comes back to you.
